Chrous Group and Land Securities are working together on a comprehensive refurbishment and Category A completion of a prominent West End office building in London's Strand. The twelve month £14m project at 40 Strand, including a ground plus eight floors as well as lower ground and basement levels, is enhanced by a series of bespoke work elements designed to suit the fit-out and occupancy of the building by Bain & Co. Chorus are responsible for the design completion from stage C of the category A completion to meet Land Securities' standards. 40 Strand was originally constructed in the 1950s and substantially extended and re-clad in the 1980s. The office areas of the building are 13 350 sq m gross and 8 660 sq m net. The double height reception fronting the Strand accesses the primary core with a bank of four passenger lifts. Two secondary cores include fireman's lifts. The existing basement car park is to be refurbished as ancillary office accommodation.  |
