Sea Containers House is a prominent river front building situated between OXO Tower and Blackfriars Bridge. Byrne Group, working on behalf of Archlane Limited, have been employed to undertake the substantial refurbishment/redevelopment of the building to create new restaurants and cafes along the frontage to the River Walk, a high quality hotel, predominantly within the south wing, to be operated by Morgan Hotels Group, provide extended hospitality facilities in the form of a new bar on the roof, provide refurbished office space through the east and west wings and create a new office building in the south west car park area including ground floor retail space.

In order to facilitate the refurbishment works an enabling works package will be undertaken consisting of the strip out of all existing internal finishing's building services installations and associated capital plant, the demolition of the west stair core, pepper pot, front overhang to the river walk, removal of the first floor slab to create a double height reception space and the formation of the basement box for the new building to ground floor slab level.

The redevelopment works consist of the construction of a steel framed, concrete core building from ground floor to level 8 forming the new office/retail building; The fit out to Cat A standard of levels 6 to 14 in the east and west wings and levels 2 and 3 in the south wing to create new office accommodation; The formation of a new double height office reception in the east wing of the building. The fit out of basement 2, 1 ground floor, levels 3 to 5 in the east and west wings and 5 to 14 in the south wing to create a Morgan Hotels Group Mondrian Hotel; Formation of shell and core retail units for A3 use; The recladding of the existing building from ground floor to level 2 with glass curtain walling; the replacement of all windows; the overcladding of the escape stairs with aluminium rain screening; New mechanical and electrical plant including central heating plant and reconnections to the statutory providers services. The Contract will be completed by hard and soft landscaping to create an open space with connection to the river.
